LEGACY AT BRITTANY LAKES HOA MEETING
TUESDAY, FEB.25TH 2014
The meeting was held at 7:00 P.M. at the Murrayville Fire Station. There were enough members and proxies to fulfill the requirement for a quorum.
The meeting was called to order by Pres. John Bink. The minutes from the meeting from 2013 were read by Secretary Regina Walton and accepted by Jerry Jacobsen, and a second motion to accept the minutes was stated by Alice Hayden.
A copy of the yearly Treasurer’s report had been distributed to all HOA members for review prior to the meeting. The proposed 2014 budget was examined and discussed, noting the present balance of $35,521.11. The budget was approved unanimously.
The HOA purchased a laptop computer, printer and Quickbooks in 2013 to maintain adequate documentation and reporting. The subject of purchasing Microsoft Office program and a ‘mouse’ was discussed to enhance the present system for the HOA.
Pres. Bink thanked Jerry Jacobsen for his voluntary work in maintaining the ground lighting and HOA sign maintenance. The three common areas in the HOA are maintained by volunteers. Coastal Carolina cuts the grass around the pond near the pool. Jim Reece was thanked for his input and work on the HOA website.
Pres. Bink clarified the HOA zip code as being 28405-2545 as there had been some confusion stated in that regard.
Jim Reece had expressed concern regarding the appearance of the pond water. Environmental Health and Cape Fear Utility were notified after discoloration and foul odor were discovered in the pond behind his home. Questionable matter was found in the water and thought to be attributed to lawn fertilizer run-off.
NEW BUSINESS:
Members present were given information explaining the building of the home on Brittany Lakes Dr. The home plans were submitted to the HOA Board Members for approval by the builder, Mr. Joe Miller. The Board Members reviewed the HOA Covenants in regard to building specifications and found the home plans to be in accordance with the covenants. A few HOA Members were not in agreement with the decision made by the HOA Board and a separate meeting was held among them. The HOA Board sought legal counsel in the matter and it was determined that the HOA could not legally deny the building plans. Therefore, the home was built as originally agreed upon.
The subject of the route 17 bypass was brought up and Pres. Bink explained as much as he knew about it. It has been explained that there may be an overhead through Ogden Park but it will not affect our section of the neighborhood.
Claudio Maurie expressed concern regarding his neighbor’s property being rented and occupants not taking proper care of yard waste and dog waste. Pres. Bink assured him that he would follow up with the property owner.
Pres. Bink made a motion for a monetary donation to the Murrayville firemen for use of their facility and it was unanimously decided upon.
There were no volunteers to be elected to the HOA board so the present board members will remain in office another year.

The meeting was adjourned at 8:05 with a motion by Alice Hayden and a second motion was made by Jerry Hayden.
